Our current policy renews in the next 4 weeks, so I would be grateful for a response as soon as possible. The property: - Address: 25 South Croxted Road, London SE21 8AZ - Two flats in a converted house, built c.1900, traditional construction, two storeys, wooden floors - Both flats are owner-occupied by the two freeholders (50/50 share of freehold). They are not let and will not be let at any time - No business use, no shared kitchens or bathrooms, 0% unoccupied - Rear gardens, no off-street parking - No claims in the last three years - Freehold is currently held through a management company (West Dulwich Management Company Limited), owned equally by the two flat owners Cover required: - Buildings cover on a reinstatement basis (current declared value is £496,087 and I would welcome your view on whether this is appropriate) since a 2026 cost to rebuild would be quite costly I believe - Alternative accommodation - Property Owners Liability (£5m minimum) - Communal contents cover, only if it is not costly - Excesses: ideally £350 general, escape of water and accidental damage no more than £500 Cover we do NOT need, and would like quoted without if possible: - Loss of Rent - Employers' Liability (we have no employees; please confirm if any cover is required) - Commercial Legal Expenses (optional, please show the price separately) - Terrorism and engineering/lift inspection Could you please let me know: 1. Which insurers you would approach and the premium, broker fee and commission, with each shown separately 2. Whether a purely residential owner-occupied product is available for a risk like this 3.
